All that certain piece, parcel or tract of land, together with any improvements thereon, situate, lying and being in the State of South Carolina, County of Newberry, containing 25.20 acres, greatly more or greatly less, and being more particularly described on the plat of survey by Walter B. Halfacre, dated April 2, 1940, and recorded in the Office of the Clerk of Court for Newberry County in Plat Book H, at Page 133, said plat incorporated herein by reference. This tract is TMS No. 377-1, is the remaining tract conveyed to Luther E. Oxner and Eulalie W. Oxner by Deed of Benjamin T. Seymore, dated October 20, 1949. Thereafter, the said Luther E. Oxner died August 24, 1974, and his estate was administered in the Office of the Probate Court for Newberry County in File No. 378-30. His 1/2 undivided interest was distributed to Eulalie W. Oxner on March 14, 1975 and recorded in the Office of the Clerk of Court for Newberry County on March 11, 1975, in Deed Book 123, at page 135.
